Las Vegas Condo Conversion These were once built and zoned as one big parcel for individual unit rentals. The conversion process include splitting this one parcel into multiple units, so each individual condo unit has a legal parcel number, therefore can be Title individually. They are generally between five to ten years old and have been treated with a facelift, gutted out and upgraded. These complexes became popular in an effort to create affordable housing. They are generally priced lower than regular condo complex that are built for sale.
Standard Residential condo Often built in the residential hub, these are regular low rise condo units of one to three stories high. They offer no onsite leasing (although some do), you find your own renter or through hiring a property management company (if permitted by the HOA). The HOA fee is higher than your usual single family residence as Homeowner's Insurance (structural) is covered in your dues. Remember that this does not include coverage for your personal belongings such as furnishings and fixtures.

Residential high rise condominiums is sophisticated urban living, targeted for young professionals who prefer to live with all the amenities of a luxury hotel yet strategically located right at the heart of the city; the Strip.
These complex are over 12 stories with steel construction. Therefore cost more per square foot than the mid rise condos. Being Vertical and their strategic locations, each unit is also priced according to its views and height of floors. For example, a unit with a strip view would cost more than one that doesnt even if they are of same square footage and floor.
Las Vegas Condotel (Condo Hotel) cater to investors looking to invest in a piece of Las Vegas. They are strategically located on the strip or along the strip corridor, they offer owners the convenience of onsite leasing services run by professional hoteliers. These units can be leased 365 days a year or part of the year depending on the owners preference. As these are built as hotels they offer amenities and services of their competitor hotels, including casinos and maid services. These units also come fully furnished from furnishings to silverwares for those units equipped with kitchenettes. Most of these units also come with a locked owners closet for owners personal belongings. If you participate in the leasing program, your unit will be placed in the rental pool and the hotel will split the income from your unit with you. The hotel will "turnover" the units through its housekeeping services as well any repairs. This is what you pay your split for aside from getting your unit rented. The split can range from 50/50 to 60/40 depending on the project. Regardless if you participate in their rental program or not, you are responsible for homeowners association dues. This fee varies by the size/square footage of your unit.

The modest Boardwalk Hotel, owned by MGM and known for its Coney Island amusement park façade, currently sits with lot space between Bellagio and Monte Carlo but will close in May 2006. |

The contruction at Cosmopolitan Resort Hotel is still in progress. The bank is continuing to complete the project. Cosmopolitan is the only condo hotel project on the strip.
