Short Sales Explained

A short sale can be an excellent solution for homeowners who need to sell, and who owe more on their homes than they are worth. In the past, it was rare for a bank or lender to accept a short sale. Today, however, due to overwhelming market changes, banks and lenders have become much more negotiable when it comes to these transactions. Recent changes in corporate policy and the Obama administration have also improved the chances of getting a short sale approved. But to be technical, here's a more official definition:
•A homeowner is 'short' when the amount owed on his/her property is higher than current market value.
•A short sale occurs when a negotiation is entered into with the homeowner's mortgage company (or companies) to accept less than the full balance of the loan at closing. A buyer closes on the property, and the property is then 'sold short' of the total value of the mortgage.



For homeowners to qualify for a short sale, they must fall into any or all of the following circumstances:
•Financial Hardship – There is a situation causing you to have trouble affording your mortgage.
•Monthly Income Shortfall – In other words: "You have more month than money." A lender will want to see that you cannot afford, or soon will not be able to afford your mortgage.
•Insolvency – The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage.



This seems simple enough, but it is a complicated process that takes the expertise of experienced professionals. I hold the CDPE® Designation and am ready to identify all possible options and, when possible, assist in the quick execution of a short sale transaction.

Henderson NV and Las Vegas Neighborhood and MasterPlanned Communities:

Aliante : Located in North Las Vegas just east of Decatur and north of the I215. It will be built on 1,905 acres and will have all the amenities associated with a major planned community.
Canyon Gate : Located on approximately 550 acres, this is one of the smaller gated, golf course communities. Home prices range from the higher $200,000's to millions. Most homes were built between 1989 and 1995. Approximately 5 miles from the strip and 2 miles east of Summerlin.
Coyote Springs : Located in North Las Vegas, near I-93 and Hwy 168. It featured 42,000 acre golf course community.
Green Valley : Located in the suburb of Henderson, in the southeast section of the valley. Over 8000 acres, featuring housing options including midrise luxury condominiums, and private estate homes. An Ampitheatre and the Henderson Multigenerational Center were recently added to the community. Easy access and commute to the strip/airport via beltway 215.
Lake Las Vegas : Located in the far southeast section of the valley. A 2245 acre destination resort. The centerpiece of the project is a 320 acre man made lake. The elegant Mediterranean style community consists of 450 home sites, 450 townhomes, golf villas, condominiums and features a Jack Nicholas designed private golf course. You will find The Hyatt Regency Resort Hotel, The Four Seasons and a recent addition, Monte Lago Hotel and Casino.
Painted Desert : Located in the northwest, just south and west of the I95 and Ann Rd. It comprises around 1,500 homes, townhomes and condos on 460 acres.
Providence : Located at the intersection on the I215 and Hualapi. A 1,200 acre new planned community comprising of approximately 7,000 homes when completed.
Seven Hills : Absolutely some of the most incredible views in the city are to be found in this 1300 acre hillside community in the southern foothills. Built around the Rio Secco 18 hole championship golf course and the Butch Harmon School of Golf, Seven Hills features both developer built homes ranging from the $300,000 mark to $950,000, as well as numerous custom neighborhoods with mansions going past the $5,000,000 mark. The community also offers numerous parks and green belts.
Silverstone Ranch : Located in the Far Northwest part of the valley. An affordable golf-club living community by Pulte Homes centered around the pristine fairways of the 27 hole championship golf course of Silverstone Golf Club. Six collections of homes from 1,348 to 3,448 sq. ft and home prices range from the mid $200's up to $700,000.
Silverado Ranch : Located just adjacent to the popular Green Valley, although still is considered within the city of Las Vegas, Silverado Ranch offers a more affordable array of homes for those who love the southeast location. Priced from the mid $200,000s. Most homes were constructed from 1993-2004. The community offers a large array of stores, theaters and shopping while still within easy access to beltway 215 and the upscale properties in Green Valley.
McDonald Ranch : -Located in the Green Valley community, this is a 3,200 acre development with 4 villages. Central to McDonald Ranch is Del Web's Sun City(adult community. It features an 18 hole golf course and a community center. There are approximately 2,400 homes in this project. Easy commute to the strip/airport area via beltway 215.
Anthem Located east and south of Seven Hills in Henderson. This 4,755 acre originally develope by Dell Web will consist of 11,000 to 13,000 homes when built out. It will feature three separate and distinct projects. Sun City Anthem (55+), Anthem Country Club, gated country club community, and Coventry Homes at Anthem. The newer additions are Anthem Estates and Anthem Heights by DR Horton and Anthem Highlands by Pulte Homes.
Rhodes Ranch : Located in the southwest; south of Warm Springs between Durango and Ft. Apache. This is a 1,330 acre master planned community is a guard gated golf course community.
Tuscany :Located on the east side, in Henderson toward Lake Las Vegas. A guard gated golf community by Rhodes Homes. Around 2,0000 homes to be built.
Summerlin - Consists of 22,500 acres along the western edge of the Las Vegas Valley. This is the fastest selling master planned community in the United States. There will eventually be 30 villages, each with a separate and distinct character. Over 30,000 homes have been built and there will be over 64,000 homes when the project is finished. The Sun City Summerlin is located here as well as the Red Rock Country Club at Summerlin which is a private guard gated community featuring approximately 1,000 single family homes, 87 custom lots, and two Arnold Palmer designed championship golf courses.
The Lakes: Located directly west of the Las Vegas Strip off Sahara Ave. It Feature lakefront properties, tract homes and condominium projects.
Peccole Ranch : Located directly north across Sahara Ave. from The Lakes and directly east of Summerlin, this community is networked with green-belts and walking paths. The prestigious "Queensridge" is also located here.
Desert Shores : Located just north and east of Summerlin, this community features man made lakes that are very accessible and stocked for fishing. Condominiums, lakefront homes, gated communities, and moderately priced to higher end homes.
Los Prados: Located in North Las Vegas; north of Lone Mountain Road. This is a guard gated golf course community offers reasonable size homes for age restricted and non age restricted areas.
Southern Highlands : Located just west and slightly south and Lake Mead Blvd. This is another golf course community. Good proximity to the strip. There are two villages; "The Estates",which is a custom home sites on 1/2 acre to 2 acre lots and "The Villages" with several neighborhoods to choose from.
Lynbrook : Located in North Las Vegas, just east of Decatur and off of Farm Road. This is a newer planned community in the far northwest. It features ten communities with 4 wooded parks, pathways and ponds.Home sizes range from 1,000 to 4,000 sq ft.
Mountain's Edge :Located in the southwest area on Blue Diamond and Rainbow. This brand new planned community built on 3,000 acres with over 20 participating builders. Over 500 acres will be set aside for common area amenities including a western theme park and several public schools.
Inspirada : - Located in Henderson just west of Seven Hills and just east of the I-15. It is being built on around 2,000 acres. This is the latest development by Focus Group.
